Contemporary Homes can design a concept or develop yours through to a developed design stage ready for a detailed estimate.
At this stage we discuss the estimate, your scope and budget to ensure everything is in alignment and make any necessary adjustments as required.
We manage the process of design, drawings, estimation, consents, and last but not least the building of your new bespoke custom design and build with our own teams of experienced qualified and licensed builders.
Design Build Process
Step 1
SITE CONSULTATION
On site consultation, we know the best way to understand your vision of your new home is to meet you on site, to establish the site constraints and best features.

BRIEF DEVELOPEMENT

Step 3
CONCEPT DESIGN
The design phase is the creative licence to develop your new dream home to best meet your brief and maximise the best features of your site, for your best possible living outcome. We know that this process is extremely important in achieving the best outcome’s, so this process is very much a consultative pathway with you throughout. Alterations and modifications can easily be made during this process to achieve the best outcome.
Step 4
SPECIFICATION
The development of the specification, we walk you through the concept room by room to ensure we understand exactly your expectation with each room and the spaces nearby to ensure we have captured every aspect of your vision and we can give you our best advise through this process.
Step 5
ESITMATE
Preliminary Estimate, at this stage we will do a Quantity Survey of the preliminary plans, the brief/specification and develop our best estimate of the cost of your new home. The cost estimate outcome may lead to making some changes to either the design, size and or specification.
We work through this process with a transparent approach to the costs and where they are within the building to give you peace of mind and understanding of values.
Step 6
CAD DRAWINGS
Development of CAD drawings & 3D modelling, this process is when we fully develop the concept floor plan and elevations into a Computer Aided Design (CAD) and a 3 Dimensional model. This is an exciting phase as you get to see the concept come to life with fly over/around and walk through capacity into internal spaces.
Step 7
FIXED PRICE CONTRACT
Final QS & Bill of Materials, we can now complete an accurate quantity survey and built a detailed bill of materials (BOM) from which we can offer you a Fixed Price Building Contract for your new home.
Step 8
CONSENT APPROVAL
We complete the drawing details to a construction set of drawings ready for consent approval.
Step 9
BUILDING
Start the building process, this process is generally a 8-12month time line but this depends on Design, Size, Site and Weather constraints. During this process we have scheduled site meetings to finalise small details within the building contract and the design to ensure there is nothing you want to change or alter and for you to sign off completion of the scheduled process and claims.
Step 10
HANDOVER
Once construction is complete the last thing to do is hand you the keys and pop the champagne and leave you to live in your dream home.
We will stay in touch during the next 12 months to ensure that everything is as it should be and do a final inspection at 365 Days as per the building contract and the building Act.
